How to Use The AI CMA Feature

Introduction

Welcome to your new, smarter way to create Comparative Market Analyses! Our AI CMA feature is designed to make finding comps, adjusting filters, and generating PDF CMA reports fast, easy, and interactive. Whether you’re a seasoned real estate professional or new to market analysis, our chat-like interface will guide you every step of the way.


Getting Started

1. Launch the AI CMA Tool
Log in to your account and navigate to the AI CMA section. You’ll be greeted by a chat window—think of it as your personal real estate assistant!


How to Use the AI CMA

1. Find Comparable Properties (Comps)

  • Just ask! Start by typing your request in plain language. For example:
    "Find comps for 123 Main Street."
  • The AI will analyze recent sales, active listings, and relevant data in the area.
  • You can specify details: "Show me 3-bedroom comps within half a mile."

2. Adjust Filters

Refine your results using the available filters. You can narrow down your comparable properties by adjusting the following:

  1. Beds (Min and Max)
  2. Sqft (Min and Max)
  3. Price (Min and Max)
  4. Year Built (Min and Max)
  5. Lot Size (Min and Max)
  6. Max Miles Away from Subject Property

Just enter your preferred values for any of these fields and the AI will update the list of comps accordingly.

Example chat command:

Show me comps with 3-4 beds, 1,500-2,000 sqft, priced between $400,000 and $600,000, built after 2000, within 1 mile of the subject property.


3. Generate a PDF CMA Report

Once you’re happy with your comps and filters, you have two easy ways to create your report:

  • Ask the AI in chat: "Create a PDF CMA report."
  • Or click the 'Create PDF' button located at the top right of the page.

The AI will compile your selected data into a professional PDF. Your PDF will automatically download when you generate it.


4. Choose Which Properties to Include

After searching for comps, you'll see a list of properties—both active and sold—displayed on the right side of the interface (see example image above). Each property has a checkbox next to it:

  • By default: The first 3 active and first 3 sold properties are automatically selected for your report.
  • To customize: Simply check or uncheck the boxes to add or remove properties from your CMA report.
  • Pro tip: You can always view more details or make adjustments to each comp by clicking “Details & Adjustments.”

This flexibility lets you control which properties are most relevant to your analysis, ensuring your CMA report is tailored to your needs.


5. What You See in ‘Details & Adjustments’

Clicking the “Details & Adjustments” link next to any property opens a panel or pop-up with comprehensive information about that listing, including:

  • Listing description
  • Number of bedrooms and bathrooms
  • Price per square foot
  • School district information
  • Number of floors
  • Parking spaces
  • And more!

You’ll also see a map showing the property’s location and an image of the property to give you quick visual context.

All these details are designed to help you make informed decisions and precise adjustments before finalizing your CMA report.


6. Make Adjustments to Comparable Properties

Want to fine-tune your analysis? After finding comps, you can make property-specific adjustments:

  • Click the “Details & Adjustments” link next to any comparable property.
  • In the pop-up or expanded panel, you can:
    • Enter notes about the property, such as unique features or recent upgrades.
    • Set an adjusted price if you believe a comp needs to be increased or decreased for better accuracy.
  • Any notes or adjusted prices you enter will automatically appear in your generated PDF CMA report, making your analysis more detailed and transparent.

Customizing your comps in this way ensures your CMA report reflects your expertise and the most relevant market information.


7. Editing the Subject Property Price

Our system automatically generates a suggested price for your subject property based on the comps found in your search. However, you have full control to modify this price if you have additional insights or want to present a different value.

  • To update the subject property price, simply edit the price directly in the subject property row on the property list displayed in the interface.
  • The price you set here will appear as the subject property price in your final PDF CMA report.

This ensures your CMA report always reflects the value you believe is most accurate for your specific property and situation.


Tips for Best Results

  • Be specific with your criteria for more accurate comps.
  • Ask follow-up questions or try different filters—your AI assistant is always ready to help.
  • Use the chat history to review or revise your selections before generating the final report.
